ST. MATTHEW CHURCH RENOVATION UPDATE  (as of 02/03/2012)

Floor preparation for terrazzo work is complete in the Guadalupe and Sacred Heart Foyers. Irregularities in the concrete flooring will require more extensive work in the main aisle area. Terrazzo installation will begin on Monday, Feb. 6. The new altar platform is framed and decked. Cement board underlayment for the terrazzo on the steps and altar platform is underway. Work on the ceiling above the altar will resume by Feb. 7, as well as installation of the automatic shades for the skylights. Painting of the ceiling and walls is 60% complete and re‐staining of the woodwork and doors is in progress. Installation of new crown moldings and casework is in progress. Plumbing rough‐in is complete. Tile work in toilet rooms is in progress. Electrical work for other items is ongoing, awaiting arrival of new cove lights, which will ship by Feb. 15th. Pews have been re‐built and re‐stained, with new cushions and fabric installation being completed the week of Feb. 6th.


 
ST. MATTHEW RE-ROOFING UPDATE  (as of 02/03/2012)

Final Cap sheet installation, planned for the first week in February, was delayed due to rain and the need to correct some sloped areas of the tapered insulation to meet manufacturer standards. Installation of the top, or cap sheet of roofing will begin Feb. 6th. Skylight wells are being raised an additional 5” above the finished roof and work is being coordinated between the roofer, Cram Roofing, and the Renovation Contractor, Kopplow Construction for the work inside of the skylight wells.

Ponding along valley lined is being reduced prior to installing the cap sheet.

 
OUR LADY OF GUADALUPE SHRINE UPDATE  (as of 02/03/2012)

The cleaning of the masonry front of the shrine is almost complete. The wall to hold the mosaic is complete. Masonry work is continuing over the top of the arch. In the coming week, the cantilevered concrete over the mosaic will be poured and masonry work will continue above the arch and over the mosaic area. Forms will be removed from below the arch so that masonry can be started in the area of the rear wall. The following week, site clean‐up and other site work should begin.


 
The bridge, positioned as it was intended, to provide a dry pedestrian path during heavy rains. Carlos Cortes, who did the restoration of the bridge and is doing the Juan Diego Statue for the Shrine, will do minor repairs on the bridge when delivering the statue to the shrine.
 

ST. MATTHEW CHURCH RENOVATION UPDATE  (as of 01/27/12)
 
The order of work has been established with the various subcontractors. Work flow will generally be from west to east to allow the pew installation to proceed in the original church area, followed by addition area to the east.

Painting has begun in earnest this week. Staining of the woodwork and doors has also begun. New speakers have been installed and the rough-in work for sound and electrical systems in the altar platform has been done. Work continues on the soffit area above the altar platform, including the new false skylight wells and perimeter crown molding. Framing of the new altar platform is nearly complete.

Most new walls have been installed and doors relocated to expand the 4th confessional and enlarge all of the toilet rooms to be handicapped accessible.

The coming week wil begin the floor preparation and installation of terrazzo in the foyers.
 
 
 
ST. MATTHEW RE-ROOFING UPDATE  (as of 01/27/12)
 
Repair work on the original church roof, Narthex parapet, and porch parapet are 95% complete.

New tapered insulation has been installed on the church addition area. Work is being completed on new perimeter copper flashing onto the existing copper mansard roof. The new shiny copper will look very obvious for a few years until it acquires the aged patina of the mansard roof below.

Curbs have been raised at skylights and air conditioning inlets.

Over 120 lineal feet of rotted lumber nailers have been replaced along the perimeter of the roof. No substantial deterioration of the existing lightweight concrete deck was found.

The coming week should see the installation of the final roofing cap sheet.
 
 
 
OUR LADY OF GUADALUPE SHRINE UPDATE  (as of 01/27/12)
 
The concrete “backbone” of the arch has been poured and the forms have been removed from the front of the shrine. Masons will not begin cleaning the front face and laying stone over the concrete on the top of the arch.

Next, the concrete will be poured to form the cantilevered area over the mosaic. Masons will then complete the work surrounding the mosaic wall while the surrounding area will be cleared and prepared for the curbing and fencing for the rose garden.
 
 
 

ST. MATTHEW CHURCH RENOVATION UPDATE  (as of 01/20/12)
 
All demolition work is complete except work around the projection area windows.

Framing of the new walls at toilet rooms, revised confessional, altar area ceiling, and altar platform are 90% complete. Plumbing rough-in is complete at toilet areas revised to be ADA compliant. Lighting and painting samples have been approved. Painting, staining, and terrazzo work is scheduled to begin the week of Jan. 23. The aggressive schedule is planned around a February 22 completion date, but at this time the lead time for light fixtures and the length of time required for re-installation of pews make this date for completion unlikely. March 2 is a more probable substantial completion date.
 
 
 
ST. MATTHEW RE-ROOFING UPDATE  (as of 01/20/12)
 
Repair work on the original church roof, Narthex parapet, and porch parapet are 85% complete.

Temporary repairs have been made to the Parish Hall roof, planned for re-roofing as soon as the church is ready for occupancy. About 40% of the church addition roof has been removed to the lightweight concrete deck, with no deck deterioration discovered. These areas already have already had a new tapered insulation system installed and a first layer of roofing installed to a water-proof condition. The roofing work above the church will be completed well ahead of the earliest re-occupancy date of February 22, but installation of the new custom skylights may not occur until the first week in March.

Separately, camera investigation of the interior drains has revealed extensive amounts of asphalt in the drain lines. All of this has been removed or replaced in the original church area, with work continuing to investigate and clean drain lines in the addition area. Once all drains have been cleared and roofing is complete, a second camera investigation will be made to confirm the condition of all drain lines.
 
 
 
OUR LADY OF GUADALUPE SHRINE UPDATE  (as of 01/20/12)
 
Work continues on the slow task of daily concrete pours to complete the arch. This is anticipated to be completed the week of January 23. After that, masons can continue work on the front façade, arch, and mosaic wall. As soon as formwork is removed, work will begin on the surrounding area, rose garden fencing, and curbing. Preparation for the installation of the new cast stone altar and bench will also begin at the same time.
 
 
 

UPDATE ON OUR CHURCH BUILDING  (posted in 12/18/11 bulletin)
 
Things are moving, slower than we would all like because of the need to follow proper building protocol, but nonetheless progressing. Cram Roofing Company received the contract signed by the Archbishop and has ordered the materials necessary to begin the roof repair which should either have begun by the time you read this or by Monday, the 19th. Work on the furred down area that had water damage was begun this past week. The Building Committee is also discussing the issue of the baptismal font. Unfortunately when the church was first planned it was not designed for the larger baptismal fonts used in today’s churches which allow for partial immersion. We have considered placing a new baptismal font at the entrance area within the church, but there is probably not enough room for it there.

We are considering placing it off to the side of the main aisle of the church. Because baptism marks the beginning of one’s spiritual life, the baptismal font should ideally be located near the entrance of the church. As of now, no firm decision has been made regarding the location and style of the new baptismal font. Also, we will be ordering new chairs for the Bride’s Room and Choir area; the chairs for the choir members will have an added shelf to store music books.
 
 

UPDATE ON OUR CHURCH BUILDING  (posted in 12/04/11 bulletin)
 
On Tuesday, November 22nd the bids for the roof repair of the church and hall were opened at the Pastoral Center. That same evening, the Building Committee selected Cram Roofing Co., Inc. as the winning bid. The cost is $169,733. Fortunately, we have raised $175,000 for the roof repair from Phase One of Project Restore and Renew! Work should have begun this past week on the roof repair; officially they requested 30 working days for the work, which is six weeks, but we are hoping the work will be completed sooner than that! Meanwhile, we are hoping that some preparatory work may begin on the interior of the church by Kopplow Construction Company which is the general contractor for the interior church repair work. Because we are using the Parish Hall for daily Masses, we will delay the repair of the Hall roof until after we return to using the main church for worship services.

As mentioned before, the parish is seeking to be able to borrow on a line of credit up to $750,000 to complete the renovations. What has the insurance paid for? Insurance has paid for the complete removal of the pews, a portion of the price for the pew repairs which were damaged by the water (not all pews were damaged), the removal of the two layers of tiles on the church floor, and the asbestos abatement. The insurance representative from the Archdiocese and our Building Committee are still in negotiations regarding what the amount of money they will give to us for repairing the furred down area of the ceiling that had water damage, monies needed to paint the church and for the replacement of the floor.

Our projected costs come from the following areas: Pews – we are replacing the back of the pews that had particle board with plywood and repairing pews that had no water damage so all will match. We also decided to remove a few pews in the sanctuary to restore the original spacing between pews by adding an additional two inches between the pews for additional comfort in seating. These unneeded pews will be reconfigured to be placed in the Cry Room. The pews in the Cry Room were in such bad shape that they were not able to be repaired. We also have sent off the chairs in the sanctuary to be reupholstered to match the fabric of the pews. American Pew Company from Lockhart is currently doing the repairs; the cost is approximately $69,000.

Flooring: The insurance company will pay for like and kind replacement of the flooring. However, we have decided to upgrade the flooring from the carpet that was in the sanctuary, main aisle and main foyers to terrazzo. This expense will be borne by the parish. Again, since the church has to be closed it made sense to take advantage of this opportunity and do most of the intended renovations for what was to be Phase III of Project Restore and Renew now instead of two years in the future. Terrazzo samples have been provided to the Building Committee and a second round of samples has been requested. Terrazzo will give the sanctuary and church a more majestic feel. Also, the shape of the sanctuary will be more rounded instead of having sharp corners on the edges. Underneath the pews, we had first suggested that vinyl sheeting would be used. Now the Building Committee has approved 18” by 18” squares of faux stone vinyl squares that will match the color of the terrazzo. Also, a wood laminate will be used for the following areas: Chapel, Cry Room, Bride’s Room, Sacristy and Usher’s Room. The Building Committee selected the color of the wood laminate at the last meeting as well.

Lighting: New LED lighting will be used in the areas where previously fluorescent lighting was employed. CFL lighting will be used in the furred down areas, and some furred down areas that previously did not have lights will now have them. Lights will be able to be dimmed to help create better effects for special liturgies, such as the Easter Vigil. The lights over the sanctuary will also be redone. The lights in the choir area will be separated from the general lighting so they can be controlled separately.

Overall, now that the roof repair has started things will begin progressing more rapidly. It took several weeks in back and forth dealings with the Archdiocesan Pastoral Center to meet their requirements for contracts and for our loan request which is still being negotiated. We certainly hope not to have to borrow $750,000. Since we are still unsure what the insurance will give us for repairs and because some costs are still estimates, we certainly hope we will in the end borrow less than what we hope to receive as a line of credit. Fortunately, our current parish debt has gone under the 1.5 million dollar mark for the first time in many years. In the past, the parish had debt as high as 3.5 million. If we borrow $750,000, our debt will be back up to about 2.2 million. In consultation with our Parish Finance Council and Mike Finger, our Financial Manager, we believe can handle the additional debt payment thanks to your generous donations, although our parish will have to monitor spending quite closely. At this time we ask parishioners to continue their usual tithing. At a later date we will address the parish debt. We still hope to repair our Parish Hall by having Phase II of Project Restore and Renew take place this summer; but getting back into the church is our main priority at this time. UPDATE ON OUR CHURCH RENOVATION  (as of 11/20/11)
 
Here is a brief update on the progress for the church renovation. Bob Mason, Chair of the Building Committee (B.C.) and Mike Finger, our parish Business Manager, had several conversations with archdiocesan representatives regarding formulating the contract for the renovations. At a previous Building Board Meeting, Kopplow Construction Co. was chosen to do the renovations. However, since certain dollar amounts are still being projected, the archdiocese prefers to hold off on the contract until a more accurate estimate is developed. This is a work in progress. Bob and Mike also requested to know what monies the insurance company will pay for repairs so that we can estimate the parish cost. This will allow us to request a more accurate figure for the loan amount that we will need to borrow and propose to the Archdiocesan Debt Review Committee. The current estimated needed borrowing figure is $750K.

The archdiocesan insurance representative stated that no additional work would begin on the interior of the church until the exterior roof of the church was repaired. The B. C. met last Thursday, November 10th, to finalize the roof repair bid package. Bids will opened at the chancery on Tuesday, November 22nd at 2 p.m. Later that evening the B.C. will meet to select the winning bid. We hope the roof repair work will begin on November 28 and end on December 9th (two weeks). Meanwhile, at the last B.C. meeting Debbie Sutton, our interior designer, presented her latest designs on the colors and floor.  B.C. also discussed the sound system and the possible relocation of the speakers, agreeing to bring the final designs to the meeting on November 22 so that the orders can begin to be placed. At a previous meeting, Fr. Dennis had recommended that the presider and deacon chairs be moved from the center of the sanctuary off to the side of the altar, where the current secondary lectern is located. The steps inthe sanctuary will also be widened by two inches for easier use. Discussion is ongoing regarding the sanctuary.
 
 

UPDATE ON OUR CHURCH BUILDING  (as of 11/06/11)
 
At this time all of the pews and floor tiles have been removed from the church and the asbestos abatement has been completed. We are still in the process of preparing the bids for the roof repair; once again, all of the funds for Project Restore and Renew will go directly for that stated purpose. Also, Adoration will now be offered on Sundays from 2:30 to 5:30 p.m. and 7:30 to 10:00 p.m. in the Parish Hall. As you can see, there is much to discuss and do. Comments may be directed to Mr. Bob Mason, head of the Building Committee, and our architect, Mr. Jack McClellan; contact the office for their contact information. Work has begun on the furred down section of the ceiling that received water damage in order to replace the air conditioning ducts and electrical wiring that was damaged. Regarding the pews, plywood will replace the particle board on the back ends of the pews, and a dark brown fabric has been chosen for the covering of the pew cushions. The pews will be stained a slightly darker color than what they were before. Other interesting news is that the pews will return to their original spacing, adding two inches of space between pews that was lost in the last renovation. Although we will lose about 70 seats in the main sanctuary by doing this, we will gain additional space in the area where communion is distributed and more comfort when sitting and kneeling on the pews.

These are the different types of flooring that the Building Committee along with Fr. Dennis and our architect Jack McClellan and interior designer Debbie Sutton have selected: terrazzo for the sanctuary, main aisle, area between the pews and sanctuary, and the main, Guadalupe and Sacred Heart Foyers; a wood laminate for the Blessed Sacrament Chapel, Bride’s Room, Cry Room, sacristy and usher’s room; carpet for the confessionals. The newest confessional to be used, located between the Guadalupe Foyer and Cry Room, will be widened and remodeled so that the penitent can walk in and choose whether to kneel behind the screen or sit face to face in front of the priest as is available in the other three confessionals.

L.E.D. lighting will most probably replace the current lighting. There were four furred down areas in the ceiling that previously had no lighting; those four areas will receive lighting. Dimmer switches will be added to the lighting as well. At this time, work will proceed on the lighting and samples of terrazzo made using “earth tones” will be developed for review. The whole color scheme of the flooring will seek to match or complement the main feature of our church, the backdrop to the Risen Christ. Another decision has been made to change the location of where the priest and deacons sit. They will no longer be seated in the center of the sanctuary, but instead be off to one side of the sanctuary, almost parallel to the altar. We will probably only have one lectern in the main sanctuary; announcements will be read from the choir area while the readings, responsorial psalm and intercessions will be read from the main ambo.
